office Area Design

The office areas are designed to maximize tenant comfort without sacrificing efficiency.

Rectangular Virtually Column-Free Floor Plate

Due to the architectural design of the building, the office floor plates will increase in size as you move up the building, from approximately 15,500 to 17,500 rentable square feet in the low-rise (4th through 14th floors), to approximately 17,800 to 21,000 rentable square feet in the high-rise (15th through 23rd floors).

The interior of the office floor plates in the low rise, (2 interior columns exist in the high rise once the low rise elevator caps off) will be column free, with virtually all structural columns on the perimeter curtain wall. The core to curtain wall depth will be approximately 40 feet in the low-rise and approximately 45 feet in the high-rise, and window mullions will be spaced on a five foot ceiling grid, to maximize the flexibility and efficiency of interior and exterior office and/or open plan layouts.

The high-rise floor plate will get significantly larger starting on the 16th floor as the low-rise elevator shafts no longer penetrate through the upper floors of the building.

Curtain Wall System

The curtain wall system will provide high energy efficiency, and a high level of occupant comfort with a generous viewing area. It will incorporate triple glazed insulated sealed units with low ‘e’ coating. The sealed units will be framed within thermally broken sections with ‘Rain Screen’ technology. The north quadrant will be clear glass and the south quadrant will be slightly tinted. The glazing will extend vertically approximately 7.5 feet above an 18 inch sill, allowing ample natural light into the premises and a great view from within the premises.

Window Coverings

Building standard horizontal venetian perforated blinds are to be installed on all exterior glazing.


All office areas will have a suspended ‘T-bar’ ceiling at a clear height of 8 feet 11 inches above the concrete floor. The ceiling tiles will be 20” x 60” in a five foot grid system. A drywall ceiling will be provided in the (multi-tenant floor) elevator lobby.

Lighting Fixtures

Building standard light fixtures will be Lithoria "ALL" LED recessed 20” x 48” fixtures complete with light controls. There will be one fixture for every 10’ x 10’ ceiling grid module to provide an average of 40 foot candles at the desktop to an open plan design. Lighting will be provided in the (multi-tenant floor) elevator lobby.

Elevator Lobby Finishes

Where multi-tenant floor elevator lobbies are required, they will be completed based on the landlord’s scope of finishes.
